General Purpose This position is primarily responsible for working, coordinating, and supervision over the day-to-day facility maintenance, cleanliness, and control of environmental, safety, redundant power, parking, and security systems. ESSENTIAL DUTIES AND RESPONSIBILITIES Ø Adherence to SYKES policies on ethics and integrity. Ø Maintain facility cleanliness including, but not limited to carpets, fixtures, restrooms, lunchroom, grounds, and other employee commons areas. Ø Coordinates the daily trash pick-up from offices, workstations, and commons areas (inside and outside). Ø React to non-routine custodial needs such as spills, water leaks, (includes roof), employee illness, or accidents. Ø Coordinates activities with facility service sub-contractors and supply vendors including point of contact, quotations, service delivery, insect spraying, snow removal, and other misc. items ensuring security procedures are followed at all times. Ø Provide a communications point for maintenance sub-contractors and supply vendors for quotations, delivery sign-offs, all annual service agreements, and product or work inspection. Ø Monitors and provides for routine and non-routine service support to facility systems including back-up generators, security alarms, fire protection, sprinkler systems, lighting,and heating/air systems to include filter maintenance. Ø Maintenance logs along with emergency, after-hours, points of contact developed and kept up to date at all times. Ø Procures and manages all maintenance materials, janitorial and first aid supplies while monitoring cost and staying within budget restraints. Ø Performs annual inventory of non-communication/electronic assets (furniture, file cabinets, etc.) Ø Performs minor repairs to furniture, structural elements of facility and other assets. Ø Develops and maintains lock and key log system. Ø Develops, modifies, coordinates, maintains, and enforces parking policies. Ø Works closely with mall management personnel on any issues concerning employee misconduct on mall property and/or mall grounds and employee safety with regard to parking. Ø Member of Safety Committee, to include monthly facility inspections and coordinates repairs. Ø Responsible for 24/7, on-call, emergency response for seriously malfunctioning facility equipment or maintenance systems. Ø Performs other duties as needed. SUPERVISORY RESPONSIBILITIES None Yes (See “General Management Duties and Responsibilities” addendum) Supervises all Maintenance Assistants. Included is daily communication, training, schedule adjustments, oversight, and guidance. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ø Knowledge of building systems including HVAC, electrical, lighting, plumbing and roofing systems Ø Ability to lift heavy objects over 50 pounds Ø Must be able to work in teams Ø Strong attention to details Ø Excellent communication skills Ø On call 24/7 Ø Supervisory experience a plus. EDUCATION and/or EXPERIENCE High School diploma or GED. At least 3 years of related experience. LANGUAGE SKILLS Ability to read, analyze, and interpret general business periodicals, professional journals, corporate procedures/regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
